Collaboration between Government and Private Sector Addresses the Need for Subsidized Housing for Low-Income Communities (MBR)

SERANG – Efforts to provide adequate housing for low-income communities (MBR) continue to be strengthened through strategic collaboration between the government and the private sector in the subsidized housing program. This synergy is a crucial foundation for ensuring that housing development is not only massive but also sustainable and meets state-set quality standards.

This collaboration was reflected in Presidential Chief of Staff Muhammad Qodari’s visit to the Pondok Banten Indah Housing Complex in Serang, Banten, a subsidized housing project resulting from a collaboration between the government and private developers. The visit was conducted in preparation for the mass contract signing of 50,000 subsidized housing units, scheduled for December 18, 2025, and planned to be attended by President Prabowo Subianto.

“This is preparation for the mass contract signing of 50,000 houses, which, God willing, the President will attend. So, all aspects must be fully prepared,” said Muhammad Qodari.

During the visit, Qodari reviewed the quality of the buildings, the adequacy of the infrastructure, and the layout of the housing complex. The government believes the role of private developers is crucial to the program’s success, especially in maintaining housing quality to ensure it is truly comfortable for low-income families (MBR).

“Subsidized housing shouldn’t be viewed simply as a number. The most important thing is that the housing is decent, safe, and humane,” emphasized Muhammad Qodari.

Qodari also emphasized that private sector involvement is part of the broader national housing development ecosystem. The government plays a role in preparing regulations and incentives, while the private sector contributes through investment and implementation on the ground.

“This is a collaborative effort. The government prepares the policies, developers ensure quality, and the community benefits,” added Muhammad Qodari.

This collaboration is directly felt by the beneficiaries. One resident, Iman Mutaqin, said that the subsidized housing he occupies provides housing security with affordable installments and a strategic location.

“The house is comfortable, the installments are within your means, and it’s close to your workplace,” said Iman Mutaqin.

From the developer perspective, support for government programs continues to be strengthened. Roni, Chairman of the Banten Regional Executive Board (DPD REI), stated that the private sector has a moral and economic responsibility to ensure the success of the subsidized housing program.

“Developers are ready to fully support the public housing program so that low-income families (MBR) can have decent, high-quality homes,” Roni said.

He added that various government policies, such as exemptions from BPHTB (Loan Tax) and PBG (Loan-Based Property Tax), fixed subsidized mortgage interest rates, and down payment assistance, are important incentives for developers and the community.

“These policies create a healthy climate for developers while simultaneously easing the burden on the community,” Roni emphasized.

It is hoped that collaboration between the government and the private sector will become more solid to address the growing national housing need. The synergy established is considered capable of making the subsidized housing program a real solution to sustainably improve the welfare of low-income families (MBR).
